3. Exhbit A - 1 year signed lease   (click here - sample)
4. Exhibit B - 3 day notice to "pay rent or quit" (read this) (word process 3 day notice)
5. Answer to UD Complaint - UD 105 (doc)(pdf) - read instructions on how to prepare (click here) - include affirmative defense on "habitability" (click here)

Here is what I look for

1. correct names, dates, and facts used on forms from the facts given

2. correct forms and all of the forms

3. forms include - unlawful detainer complaint, 3 day notice, lease and unlawful detainer answer

4. 3 day notice complete an accurate

5. forms accurately completed

6. an affirmative defense in the UD answer
